CCM-27 (subject property borders a parkland area which you can see in the photo (beyond the white corner post). The covenants aren't too bad. One residential home with a garage per tract is allowed, so you will not see an over developed subdivision. This is a teriffic area for a retired couple who want to downsize, or a young family with schools close by. Prices for similar land in the Red Lodge are twice or three times the price. Trees, creeks and views are generally the optimal properties that people desire. Our properties are priced using varied criteria, which takes into consideration location, tree cover, water, views, power and terrain.

Grass, sage brush and wildflowers might not seem like the ideal property for some people, however the wide open sky with views of the distant mountain ranges provide for stunning sunrises and sunsets! These properties tend to be more affordable and give the owner a place to create his/her own landscape!

Location, location, location is generally regarded as the 3 most important concerns when buying real estate. Rocky Mountain Timberlands properties are located in rural settings, generally within an hours’ drive or less to towns, cities and all sorts of outdoor recreation including public lands, national forest, lakes and rivers!

Owner financing is offered on all of our properties! Properties that are $50,000 or less require only 5% down payment, $50,000 to $100,000 require a 10% down payment and anything over $100,000 requires a 20% down payment.

Bank financing is very difficult to get for undeveloped land. If you are planning to get financed through your bank most likely the down payment requirements will be 50% or more! And the interest will also be high unless you plan on getting an equity line of credit!

Credit worthiness is the most important issue when purchasing owner financed land!

Does the monthly payment fit in your budget? Make sure it does, we want you to own property that you can afford!

Most of our properties will require alternative energy. Some things to consider will be the size of the system which will be determined by how many conviences you want. Also you might want to consider a combination of propane heat and cook stove vs electric, wood burning fireplaces for supplimental heating, home design to gain passive solar heat, lifestyle changes to save on energy costs, and back up systems such as a generator or wind turbines. Compost or incinarator toilets. A well and septic vs city hook ups.  It can be a lot of fun towards living a fuller life of more self reliance.
